The Fall Market Is Here: What Buyers and Sellers Should Know in Brookhaven

Fall is bringing a more deliberate real estate market to Brookhaven. Buyers have options, but they are not necessarily in a hurry to compromise, while sellers are finding that pricing, presentation, and positioning matter more than simply getting a home listed.

That distinction is especially important in Brookhaven, where neighborhoods can behave very differently even when they share the same ZIP code. In Lynwood Park, for example, the trailing 12 months through September 20 showed a median sale price of approximately $1.08 million, 17 median days on market, and about four months of supply. Just nine sales make up that 12-month figure, meaning each individual transaction can have an outsized effect on the numbers.

For buyers, that means watching the neighborhood—not just the broader Atlanta market. For sellers, it means understanding what the most relevant homes are actually selling for, how quickly they are moving, and what separates the properties receiving immediate attention from those that linger.
